Cofinimmo: Portfolio-wide Biodiversity Strategy

Context
Cofinimmo owns and manages healthcare facilities. To comply with CSRD ESRS 4, Cofinimmo needs a biodiversity action plan to provide management guidelines.
Objectives
Conduct comprehensive biodiversity risk assessment using top-down approach. Prioritize sites based on results and conduct physical visits for detailed analysis (bottom-up). Develop action plan adapted to building types (urban, healthcare, offices, etc.).
Intervention
Step 1
Awareness raising: Facilitate awareness sessions on dependence on biodiversity through the 23 ecosystem services. Align with teams on ecosystemic services (how biodiversity provides essential benefits like pollination, water filtration, and climate regulation). Raise awareness of organization's impact on biodiversity and build understanding of biodiversity loss crisis and urgency of action.
Step 2
Risk analysis: Conduct comprehensive analysis of 358 assets across 9 countries throughout Europe. Utilize specialized tools like Natura 2000 protected areas database, IUCN red list, local inventory and regional GIS platform. Document entire analysis process for audit purposes across 11 different protocols for transparency. Identify proximity to sensitive habitats and presence of threatened species near properties.
Step 3
Prioritization: Develop prioritization methodology based on three weighted criteria for objective assessment. Evaluate site area as proxy for potential impact and opportunity. Assess distance to protected areas to identify highest biodiversity value locations. Analyze number of species on European red lists present in vicinity of each site.
Step 4
Site visits: Conduct detailed field visits to 18 priority sites for bottom-up assessment. Identify microhabitats, species of particular interest, and invasive species requiring management. Observe and document current landscape and green space management practices. Engage with site managers to understand constraints and opportunities for biodiversity enhancement.
Step 5
Action plan: Develop concrete measures proposal including quick-win and best-in-class options for different contexts. Estimate required resources including budget, time, and expertise for each action. Design pilot projects to test approaches before broader rollout. Assess compliance gaps for regulatory reporting under CSRD and other frameworks.
